How to sign up

Our primary aim is to make your life simpler and stress-free so you can enjoy the benefits of your property investment. Our experience tells us that attention to detail up front pays dividends. In particular, we have worked hard on our process to take on board new clients to make it straight-forward and robust. There are four stages, starting with us meeting to discuss how we can help.
 
 

Step 1 - Agreeing how we will work together
- Discuss how we can help you and our relative responsibilities
- Agree on a fee structure and how we will handle costs and payments
- Decide how you want us to handle issues such as repairs, late payment of rent, who pays which utilities, - pet policy etc.
- Sign the property management agreement. If your property is already rented, we can move straight to step 4

Step 2 - Getting your property ready for rent
- Agree on the rental price – we have over 5,000 rental data points from Moore County alone and can recommend how much your property will rent for.
- Start marketing quickly - We photograph and measure the property and list in the MLS and on the Century 21 website as well as syndicating to rental websites
- Set dates – for making any necessary repairs, start date for viewing and start of tenancy
- Set up lockboxes, keys and signs

Step 3 - Finding good tenants
Arrange to show the property - Generally, we show the property without applicants doing an application first, but there are situations when this is beneficial.
Screen applicants - Once we have agreed our screening criteria, potential applicants are asked to complete the application process and credit screening. If the application meets our criteria, we draft the lease agreement for signature.
Organize the move-in – deposits, keys, walk-throughs and updating the property management systems

Step 4 - Managing the day-to-day
Ensure systems are up to date with tenant information, property inventory, lease documentation and payment information
Ensure the rent is paid - We encourage on-line payment through our portal which allows us to disburse owner payments quickly and efficiently
Handle service requests and regular maintenance.
