Thinking of renting your home?

Renting a house is not always as simple as people think. At Century 21, we realize that marketing real estate is a serious business, and it's one that requires attention to detail, communication, and a proactive marketing strategy. Marketing of your rental property should be much more than a "for rent" sign on the front lawn.

We understand that a vacant rental property is expensive. If you have a mortgage to pay on your property and no tenants, a few months can create big financial losses, so it is important to get it right. One of the decisions to make is whether to do it yourself or bring in a property management specialist. We may be biased of course, but we would certainly hope that we have better marketing, a better handle on the right rent to ask, more robust credit screening, and more proven lease contracts. But will it be worth the fee?  The only way to find out is to give us a call or send an email. There is no hard sell, just a sensible conversation, and we can certainly give some pointers on what you might do to make things better.

The following questions might give you an idea as to how well prepared you are:

  1. How do I do a tenant application, screening and credit check?
  2. Do I need legal knowledge to draw up a lease contract?
  3. What insurance is needed when renting your property and how much does it cost?
  4. How much deposit can a landlord take, does it have to be held in a separate bank account and what deductions are allowed on termination?
  5. Do I have to be on call all the time and what constitutes an emergency?
  6. Who is responsible for pest inspections and yard maintenance?
  7. Under what conditions can a tenant break a lease (and is it different for military personnel)?
  8. What happens if a tenant breaks a lease early?
  9. What happens if I want to evict a tenant or get my house back?
  10. What are the Fair Housing laws, and how do they apply to me as the landlord?
